NEIGHBORHOOD BUSINESS DISTRICT

PURPOSE. The B-1 Neighborhood Business District is intended to provide for individual or small groups of retail and customer service establishments serving primarily the convenience of the local neighborhood, and for which the appearance, operation are compatible with the character of the surrounding area.

Permitted Uses provided that there is no outdoor display or storage:
(a) Art Music, and Dance Studio and Shops.
(b) Artist and photographer studios.
(c) Bakeries where not more than fifty (50) percent of the gross floor area is devoted to processing of bakery goods; and not employing more than five (5) persons at any one time.
(d) Banks, saving and loan associations, and other financial institutions.
(e) Barber and beauty shops.
(f) Book or stationary stores.
(g) Business offices.
(h) Business and tax consultants.
(i) Camera and photographic supply stores.
(j) Clothing stores.
(k) Confectioneries and ice cream stores.
(l) Convenience food stores not over 3000 square feet in size.
(m) Delicatessens.
(n) Drug stores.
(o) Essential services except as noted in Section (3)(b) below.
(p) Florists.
(q) Furniture and upholstery shops.
(r) Gift stores.
(s) Hardware store, lawn and garden shops not over 3000 square feet in size.
(t) Hobby and craft shops.
(u) Insurance sales office.
(v) Jewelry stores.
(w) Meat markets.
(x) Medical and dental clinics.
(y) Messenger services.
(z) Law offices.
(aa) Newspaper and magazine stores.
(bb) Office supplies and business machines.
(cc) Optical stores.
(dd) Pet stores and pet grooming.
(ee) Print shops not over 3000 square feet in size.
(ff) Professional offices.
(gg) Real estate sales offices.
(hh) Restaurants.
(ii) Sales offices.
(jj) Self service laundry and dry-cleaning establishments.
(kk) Shoe stores and leather goods stores.
(ll) Single-family residences if attached to a permitted use and will be occupied by the owner, manager, or caretaker of the permitted use.

(mm) Sporting goods stores.
(nn) Stock brokers and security dealers.
(oo) Tailor or dressmaking shops.
(pp) Taxidermists.
(qq) Tobacco stores.
(rr) Travel agencies.
(ss) Variety stores.
(tt) Video tape sales and rental.

Conditional Uses:
(a) Ballrooms and dance halls.
(b) Communication and utility structures and substations of any public utility.
(c) Gas and service stations.
(d) Liquor stores and carry-out beer.
(e) Multi-family dwellings.
(f) Outdoor display or storage.
(g) Rest homes, nursing homes, and homes for the aged.
(h) Single-family dwellings.
(i) Taverns and night clubs.
(j) Temporary uses.
(k) Two-family dwellings.

Minimum Standards for the B-1 District.
(a) Parking and Loading Requirements. See Section 17.34 and 17.35 of this chapter.
(b) Sign Requirements. Signs as permitted by Chapter 23 of this Code.
(c) Site Plan Approval Required. See Section 17.311 of this chapter.
(d) Performance Standards. See Section 17.361 of this chapter.
(e) Other Requirements for the B-1 District:
