B-2 -General Business District

B2
GENERAL BUSINESS DISTRICT

PURPOSE. The B-2 General Business District is intended to provide for the orderly and attractive grouping at appropriate locations of businesses offering a wider range of retail products and services than are provided in the B-1 Neighborhood Business Districts. The character, appearance, and operation of any business in the district should be compatible with any surrounding areas.

Permitted uses, provided that the building area does not exceed 60,000 square feet (except office buildings) and that there is no outdoor display or storage:
(a) Any use permitted in the B-1 Neighborhood Business District. 1
(b) Appliance stores and repair shops.
(c) Animal hospital and veterinary clinic with no outside kennels.
(d) Antique and collectors stores.
(e) Art Galleries.
(f) Building, plumbing, electrical and general contracting offices and sales outlets.
(g) Catering Services.
(h) Dog obedience training facilities when conducted entirely within an enclosed structure.
(i) Electronic equipment sales, service, and repair shops.
(j) Food stores.
(k) Funeral homes.
(l) Furniture stores.
(m) General retail uses, including department stores.
(n) Interior decorators.
(o) Janitorial supplies and services.
(p) Physical fitness and health centers.
(q) Radio and television broadcast or recording studios, not including transmitting towers.
(r) Taverns and cocktail lounges.
(s) Testing laboratories.

Conditional Uses:
(a) Any conditional use permitted in the B-1 Neighborhood Business District.
(b) Any permitted use in the B-2 General Business District with a building area in excess of 60,000 square feet. This does include office buildings.
(c) Auditoriums, stadiums, iceodromes and arenas.
(d) Bakeries less than 6,000 square feet in size.
(e) Boarding, lodging and rooming houses.
(f) Commercial recreational facilities, such as archery ranges, arcades, bowling alleys, clubs, driving ranges, go-cart tracks, golf courses, miniature golf facilities, indoor tennis and racquetball courts, pool and billiards halls, skating rinks, and other open air recreational uses and facilities.
(g) Dog Kennels.
(h) Gasoline service stations and automotive repair shops.
(i) Governmental (Village) administrative and protective facilities.
(j) Libraries, museums, and senior centers.
(k) Public or private parking lots and parking structures.
(l) Public passenger transportation terminals, such as bus and rail depots, but not including airports, airstrips, and landing fields. Any such use shall be located not less than 500 feet from any residential district boundry.
(m) Railroad spurs.
(n) Sign companies, including the fabrication and repair of all types of signs.
(o) Wholesale and distributing establishments.
(p) Wind generators and windmill towers.

Minimum Standards:
(a) Parking and Loading Requirements. See Sections 17.34 and 17.35 of this chapter.
(b) Sign Requirements. Signs as permitted by Chapter 23 of this Code.
(c) Site Plan Approval Required. See Section 17.311 of this chapter.
(d) Performance Standards. See Section 17.361 of this chapter.
(e) Other Requirements for the B-2 District:
1. All Residential Uses same as B-1 District.
