M-1 - Light Manufacturing District

LIGHT MANUFACTURING DISTRICT

PURPOSE. The M-1 Light Manufacturing District is established to provide for those manufacturing or other industrial uses having a lower intensity of activity as compared with permitted uses of the M-2 District. It is intended that this District be located as a buffer between heavy manufacturing uses and commercial or high density residential uses or at other locations consistent with the land use planning principles, industrial location standards and the Village Comprehensive Plan and policies.

PERMITTED USES.
(a) Photograph processing.
(b) Sign companies, including fabrication and repair of all types Of signs.
(c) Transfer, storage, moving, freight and parcel delivery operation and excavating contractors.
(d) Warehouse except self-storage facilities.
(e) Lumber yards, providing such uses are enclosed by a minimum of 8 foot high fence.
(e) Building, plumbing, electrical and general contractor offices and storage yards.
(f) Sheet metal, welding, body and machine shops.
(g) Greenhouses and nurseries.
(h) Mobile home sales.
(i) Repair shops.
(j) Processing, bottling and distribution facilities for nonalcoholic beverages.
(k) Sausage manufacturing and sales.
(l) Preparation, assembly and packaging of frozen foods.
(m) Manufacturing and assembling of commercial and house- hold fixtures, cabinets and counters, excluding furniture.
(n) Fish Hatcheries.
(o) Manufacturing of pottery or similar ceramic products using only previously pulverized clay and kilns fired only by electricity or gas.
(p) Industrial research laboratories.
(q) Ice, brick and stone sales and storage.
(r) Bag, carpet and rug cleaning and commercial laundries.
(s) Flammable liquids, underground storage only, not to exceed 25,000 gallons and located not less than 200 feet from any residential district.
(t) Truck gardening and field crops.
(u) Bakeries.
(v) Railroad rights-of-way and spur tracks.
(w) Truck, terminal and storage facilities and shops including governmental motor pool uses and garages.
(x) Wholesale and distributing establishments.
(y) Bottling and distributing plants for nonalcoholic beverages.

CONDITIONAL USES.
(a) Single-family residences housing a custodian, watchman or caretaker and his family, whose employment is directly related to a permitted use of the M-1 District.
(b) Race tracks for stock cars, snowmobiles, mini-bikes and other motorized vehicle demonstrations and exhibitions.
(c) Public fairgrounds.
(d) Municipal and Non-municipal utility substations, structures or facilities.
(e) Junk, iron or rag storage or baling where the premises upon which such activities conducted are wholly enclosed with a building, wall or fence not less than 8 feet high completely obscuring the activity, but not including automobile, tractor or machinery wrecking or used parts yards.
(f) Military reserve and National Guard armories and training grounds.
(g) Fertilizer blending.
(h) Wind generators or windmill towers.
(i) Sports complexes.
(j) Coal sales and storage.
(k) Circus, carnival or similar transient enterprises.
(l) Ambulance sales and service.
(m) Bait shops.

(n) Self-storage facilities.
(o) Sales, rental, storage and distribution of household and commercial fuel tanks.
(p) Farm implement and trailer sales and repair, excluding rebuilding, salvage, wrecking, storage or junking operations if such activities are the primary land area use or the primary revenue producing element of the permitted use.

MINIMUM STANDARDS.
(a) Parking and Loading Requirements. See Secs. 17.34 and 17.35 of this chapter.
