HEAVY MANUFACTURING
DISTRICT |
PURPOSE. The M-2 Heavy Manufacturing
District is established to provide for those manufacturing or other
industrial uses having more intensity than the M-1 District. It
is intended that this District generally be located distant from
non-manufacturing uses; that it be buffered by the M-1 District
or by major highways, rivers, open space or high intensity commercial
uses; and that all M-2 Districts be located consistent with the
Village Comprehensive Plan.
PERMITTED USES.
(a) Railroad yards, switching yards, repair facilities, roundhouses,
administrative offices and other related rail facilities.
(b) Manufacturing and sale of products, primarily from wood, including
furniture products.
(c) Manufacturing, bottling and distribution of alcoholic and nonalcoholic
beverages.
(d) Truck terminals, municipal garages and shop facilities.
(e) Paper product manufacturers.
(f) Brick, tile and terra cotta manufacturing.
(g) Plastic manufacturers.
(h) Warehouses except self-storage facilities.
(i) Sheet metal, body and machine shops.
(j) Metal fabrication.
(k) Wholesale distributors.
(l) Manufacturing and assembling of motor vehicle parts.
(m) Pallet manufacturing.
(n) Preparation, assembly and packaging of foods.
(o) Brick, stone sales and storage.
(p) Flammable liquids storage to be used in conjunction with a permitted
use.
(q) Any permitted use in the M-1 District.
CONDITIONAL USES. (Rep.
& Recr. #7-11-87)
(a) Private or public sanitary landfills.
(b) Asphalt batch plants.
(c) Petroleum products manufacturing, refining or storing.
(d) Chemical manufacturing.
(e) Municipal utility substations, structures and facilities.
(f) Non-municipal utility substations, structures or facilities.
(g) Meat packing or processing plants.
(h) Other manufacturing, processing or storage uses determined by
the Plan Commission and the Village Board to be generally similar
to the permitted uses of this District and to be consistent with
the Village Comprehensive Plan.
(i) Wholesale gasoline, sales and storage.
(j) Sand and gravel pits.
(k) Solid waste transfer facilities.
(l) Storage and distribution of petroleum components.
(m) Refining, processing, smelting of mineral or ores.
(n) Single-family dwellings, housing custodian, watchman or caretaker
and his family, whose employment is directly related to a permitted
use of this District.
(o) Wastewater disposal plant.
(p) Paint manufacturers.
(q) Coal sales and storage.
(r) Any conditional use in the M-1 District.
(s) Wind generators or windmill towers.
(t) Junk, iron or rag storage or baling where the premises upon
which such activities conducted are wholly enclosed within a building,
wall or fence not less than 8 feet high completely obscuring the
activity, including automobile, tractor or machinery wrecking or
used parts yards.
(u) Circus, carnival or similar transient enterprises.
(v) Municipal structures and facilities.
(w) Municipal Police Firing Range.
(x) Automobile salvage where the premises upon which such activities
conducted are wholly enclosed within a building, wall or fence not
less than 8 feet in height, completely obscuring the activity including
tractor and machinery wrecking or used parts yards.
(y) Concrete ready-mix plants and distribution activities.
(z) Manufacturing, storage and sale of concrete products.
(aa) Fertilizer mixing, blending, bagging, storage and sales.
MINIMUM STANDARDS.
