SINGLE- & 2-FAMILY RESIDENTIAL DISTRICT

PURPOSE. The R-4 Single- and 2-family Residential District is established to provide for both single-family and 2-family residences intended particularly to act as a transition district between lower intensity uses such as permitted in the C, A, R and PDD Districts and higher intensity such as R-5, R-6 and all B and M Districts consistent with the Village Comprehensive Plan. This District is intended to be provided for all lands where sewer, and eventually water, is or will be required.

PERMITTED USES.
(a) All permitted uses in the R-3 District.
(b) Two-family dwellings.
(c) Customary accessory uses.
(d) (Am. Ord. #15-97) Signs as permitted in ch. 23 of this Code.

CONDITIONAL USES.
(a) All conditional uses permitted in the R-3 District.
(b) Governmental administrative and protective facilities such as municipal halls and fire and police stations.
(c) Zero lot line development.
(d) (Cr. Ord. #16-97) Parking of commercial vehicles with a manufacturer's rating of 8,000 pounds or more.
