RESIDENTIAL DISTRICT, MOBILE
HOME PARKS |
PURPOSE. It is intended that
the R-5 Residential District provide for the location of all mobile
home parks and for single-family manufactured residences sited on
individually owned lots and which do not comply with the requirements
of other single-family districts.
PERMITTED USES. Mobile home
parks and related facilities licensed pursuant to sec. 12.13 of
this Code (see sec. 17.32, Mobile Home Park Requirements, of this
Code).
CONDITIONAL USES.
(a) Sale of mobile homes.
(b) Single-family manufactured residences (see sub. (4) below).
(c) (Cr. Ord. #21A-97) Parking of commercial vehicles with a manufacturer's
rating of 8,000 pounds or more.
SINGLE-FAMILY MANUFACTURED RESIDENT
REQUIREMENTS.
Building Requirements. In addition
to the licensing requirements relating to manufactured homes, each
residence shall:
1. Be attached to a permanent foundation.
2. Have a roof with a minimum of one foot overhang, covered with
shingles or tile and at least 1:3 pitch.
3. Have an exterior wall surface finished with materials which are
similar in appearance to materials used on existing dwellings located
in the surrounding area. The reflection from such exterior wall
surface shall not be greater than from siding painted with white
semi-gloss exterior enamel.
