R-7 - Multi-Family Residential District

MULTI-FAMILY RESIDENTIAL DISTRICT

PURPOSE. The R-7 Multi-family Residential District is established to provide a mixed-use district of high density living that permits high-rise housing and also allows a variety of nonresidential office-type or professional uses. It is intended that this District will generally be acceptable as a buffer use between lower density residential uses and commercial and industrial uses and in area capable of handling higher traffic volumes and areas subject to higher land values than in lower density residential districts with such districts located consistent with the Village Comprehensive Plan.

PERMITTED USES.
(a) Any permitted uses in the R-6 District, except single-family residences.
(b) Multi-family dwellings.
(c) Professional and medical offices, as follows:

1. Accountants
2. Architects
3. Art, music and dance studios and shops
4. Artist and photographer's studios
5. Barber and beauty shops
6. Engineer offices
7. Medical and dental offices
8. Insurance offices
9. Business and tax consultants
10. Sales offices
11. Law offices
12. Offices for professional and interest group associations
13. Real estate offices
14. Psychiatrist's offices
15. Union offices
16. Credit unions
17. Pottery shops not over 1,000 square feet

(d) Customary accessory uses.
(e) (Am Ord. #15-97) Signs as permitted in ch. 23 of this Code.

CONDITIONAL USES.
(a) Conditional uses permitted in the R-4 District.
(b) Boarding, lodging and rooming houses.
(c) Private clubs, lodges, fraternities and sororities, except those the principal use of which is a service customarily carried on as a business.
(d) (Am. Ord. #4-97) Zero lot line development. In addition to the minimum standards set forth in sub. (6) below, all zero lot line development or 2-family dwellings requesting zero lot line development approval shall provide for separate water, sewer and utility lateral service and metering, If separate sewer laterals are not practicable, the owners and/or future owners of the living units shall execute a cross access and maintenance/repair expense sharing agreement in a form acceptable to the Village.
(e) (Cr. Ord. #21A-97) Parking of commercial vehicles with a manufacturer's weight rating of 8,000 pounds or more.

LIMITATIONS ON SALES ACTIVITIES. Uses permitted in this District shall not include any retail or wholesale operations from the premises, except for incidental sales not significant in the operation of the business.

GREEN SPACE REQUIREMENTS. Same as for R-6 District
